01What This Service Is

When an insurance carrier and a policyholder disagree about how much a covered loss is worth — not whether it's covered, but what the repair actually costs — most property policies provide a resolution mechanism called appraisal. Each side appoints a competent, impartial appraiser; the two appraisers work to resolve the difference, and an umpire breaks any deadlock.

RiskAxis accepts appraiser appointments from either side of the table. The role is the same in both cases: an appointed appraiser is an advocate for the damages and proper repairs the evidence supports — not for the party who made the appointment. That means independently evaluating what is damaged, what proper repair requires, the correct methodology, the quantities, and the pricing.

Documented Loss Position

Inspection findings, measurements, photo documentation, and a line-item Xactimate valuation of scope, quantities, and pricing — the supported number, itemized.

Comparison Exhibits

Where estimates conflict, a reconciliation of the differences: what's missing, what's mis-scoped, what's mis-priced, and the standard or reference that supports each position.

Signed Appraisal Award

When agreement is reached with the opposing appraiser or umpire, a signed award stating the amount of loss (RCV/ACV as applicable) — the document that concludes the appraisal.
